For this new apartment community along the the Preston Road corridor in Celina, developer JPI turned to PACE Equity Finance and Lone Star PACE for help with financing. The resulting deal combined senior construction debt with a C-PACE loan, allowing JPI to fund the project using its existing balance sheet while achieving higher leverage at a lower blended interest rate. It also sped up the overall project by creating a single, unified underwriting and closing process for both types of debt, with one diligence package and synchronized credit review.
