Stephen Scarpulla joined PACE Equity in June 2025. Mr. Scarpulla was most recently at Newmark, joining in 2019 as a senior financial analyst for the Debt and Structured Finance Group in Northern California and Pacific Northwest and ending his time there as an Associate Director.
Prior to Newmark, Mr. Scarpulla worked as an equity underwriting analyst for RealtyShares, an online real estate investment platform that partnered sponsors in need of joint venture or preferred equity with accredited investors. Previously, Mr. Scarpulla was an investment analyst with the Real Estate Finance Group of John Hancock. Working out of the lender’s San Francisco regional office, Mr. Scarpulla covered the Pacific Northwest. He began his real estate career at Newmark Realty Capital (now known as Gantry) in San Francisco. He is a licensed real estate agent in the state of California.
Mr. Scarpulla earned a Master of Business Administration degree with an emphasis in international business from the University of San Francisco and a Bachelor of Arts degree in political science from the University of California, Santa Barbara.
In his spare time, Mr. Scarpulla is a member of the Bay Area Leadership Committee for his alma mater, the University of California, Santa Barbara. He is also actively involved in numerous committees at his daughter’s school, La Scuola International School in San Francisco, CA.
